CLIENT Manchester	Full external survey carried out to inspect issues with timber windows, pointing, stonework and rainwater goods
The Task	Our client requested a full external survey due to numerous issues with the timber windows, pointing, stonework and rainwater goods. The project required abseil access above suspended tram lines on one elevation, and via MEWP to the two remaining elevations.
The Solution	An abseil survey was carried out, from which a comprehensive condition report was produced and presented to the client, who then agreed to the work proposed by Crown Services. This included a full window refurbishment programme with an agreed upon specification. All necessary timber repairs were completed, including full cill replacement where required. Once repairs were complete, one coat of undercoat and one coat of top coat gloss were applied. All defective sealant and putty was raked out and removed before being replaced in a suitable colour with exterior grade materials. We repointed all open mortar joints and took back any dangerous stonework to a treatable surface, preventing any fall risks to the public footpath below and any further degradation to the balustrades. Abseil access to the High Street elevation was undertaken on night shifts, with the relevant permits obtained from Metrolink and Manchester City Council.
The results	Prevention of any falling debris onto public footpath from the spalling stonework The lifespan of the timber windows has now dramatically increased. The refurbished iconic building was given a fresh look and feel. No disruption to the busy tram side footpath during hours with increased footfall Ensured all retail units below could remain fully operational throughout the project. Prevention of water ingress and costly internal repairs by ensuring that all open mortar joints were re-instated.
